Living Space Housing exchanges contracts with The Wrekin Housing Group to deliver 38 affordable homes in Telford
Solihull-based Living Space Housing has exchanged contracts with The Wrekin Housing Group for the delivery of 38 affordable homes, located off Park Road in the Malinslee ward of Telford, Shropshire. The contract is worth over £6m and will see construction commence on the much-needed new homes within a matter of weeks.
All 38 of the properties will be for affordable rent to help meet the Local Authority’s housing needs. Having assembled the land, Living Space received planning permission for the 0.86 hectare (2.1acre) scheme in April. The site density is 44 dwellings per hectare, which is lower than the overall density for the local area. The architect for the scheme is Birmingham-based residential design specialist BM3. Couch Consulting is the Engineer for the project and Waldeck Consulting is the Employers Agent.

“Park Road is our third development in Telford in quick succession and we are looking to bring forward more sites in the town to help address the Local Authority’s affordable housing needs. We are also actively seeking other immediate and longer-term development opportunities and have the funding in place to progress such deals.”
The accommodation mix for the Park Road development comprises four one-bedroom maisonettes, nine two-bedroom houses, 21 three-bedroom houses, two two-bedroom bungalows and two three-bedroom bungalows. Six of the homes will be purpose-built for disabled residents. The scheme will be constructed in red brick with striking rendered features and all 38 homes will have designated parking provision.

Living Space is a development-led residential planning, design and construction services solution for Registered Providers, PRS Funds, the NHS, Universities and Defence Estates. Having launched to the market last year, the company is already on site at its first three developments. It has a total of 406 residential plots under control across the Midlands, representing a combined construction value in excess of £61million.
The company recently announced that it has secured a 6.3-acre site off Majestic Way in Telford from Homes England, with the disposal being managed by Telford & Wrekin Council as part of the Telford Land Deal. By providing an end-to-end service to Registered Providers (RPs), it enables them to deliver more homes with greater efficiency. Living Space can also assist RPs by delivering open market homes in order to help with a scheme’s viability. This enables Living Space’s clients to be able to focus on the funding and management of high-quality homes for their residents.
Living Space’s first three live development sites comprise 26 homes located off Britannia Way in central Telford for Accord Housing Association, 51 homes at Malvern Oaks in Cradley, on the outskirts of Malvern, Herefordshire and 48 homes at the former Victoria Carpets Sports Ground on the outskirts of Kidderminster town centre in Worcestershire. All are mixed-tenure schemes. The latter two are in conjunction with leading affordable housing provider Stonewater, while Living Space’s remit covers all aspects of land acquisition, planning, development and construction.
