Living Space Housing relocates to larger offices to fuel expansion
Living Space Housing is relocating to a newly refurbished office in Solihull to fuel its expansion. The affordable housing specialist only launched to the market in 2019, but now has 322 residential plots under control across the Midlands region, representing a combined construction value in excess of £37million.
Living Space will move its office-based team of 13 employees to No.1 Homer Road in Solihull town centre next month – March 2020. The 1,400 sq ft penthouse office suite is currently being fitted out with two meeting rooms, a storeroom and an open plan office. Living Space is currently located at The Courtyard, off Warwick Road in Solihull.
Steve Davies, Managing Director of Living Space Housing said: “We provide an end-to-end service to Registered Providers (RPs), enabling them to deliver more homes with greater efficiency. This has really struck a chord with our client base and the market at large – I am proud to report we are on target with our business plan.
“Living Space takes care of land, planning, design, build and development. We are currently on site with three affordable housing schemes and have four further sites that are in the planning process. If there is a discrepancy in the price a RP can pay for a site – compared to its market land value – we can assist by creating a development mix that includes homes for private sale. Meanwhile, our clients can focus on the funding and management of high-quality homes for their residents.”
For sites requiring a proportion of homes designated for sale on the open market, all aspects of the marketing, selling, customer journey and aftersales care can be undertaken by Living Space.
Mr Davies continued: “It is surprising how few competitors we have in the current marketplace. To achieve their targets, RPs are faced with taking on more aspects of a development than they have the resource to manage, which can leave them exposed to greater risk. In addition, even though the need for more housing is acute, getting planning consent continues to be a major issue. Living Space can unlock planning deadlock scenarios and ensure the consent granted is for a scheme that is viable to build.”
Living Space is delivering its first batch of affordable homes in Kidderminster, Telford and Cradley, which is on the outskirts of Malvern. Further schemes are coming online in Shropshire, Herefordshire, Worcestershire and Northamptonshire.
Steve Davies added: “Living Space is working in partnership with RPs to deliver mixed-tenure schemes in their entirety, working to varying needs and specifications for homes for rent and shared ownership. In addition, we will also be launching the first Living Space homes to be sold on the open market in a few months’ time, which will be a really exciting milestone.
“We have recruited a core team of experienced professionals to deliver these schemes for our clients and seek out more suitable sites. When a site is first identified, we embark on a journey that takes approximately a year before any enabling works can even take place. It’s in this pre-development and planning phase where Living Space is adding significant value to our clients, by ensuring the design and mix of house types is fully optimised.”
Living Space is the sister company to Hayfield – the UK’s Best Small Housebuilder, as crowned at both the WhatHouse? and Housebuilder Awards late last year. Having commenced trading in January 2017, Hayfield has 430 luxury homes currently under construction. Living Space is the brainchild of Hayfield’s Managing Director Mark Booth and it is being funded by the founders of the luxury housebuilding business.
