Living Space Housing secures the former Victoria Carpets Sports Ground in Kidderminster
Solihull-based Living Space Housing and affordable housing provider Stonewater Homes have acquired a 5.4-acre development site in Kidderminster from Victoria Carpets – the Queen’s carpet marker. The derelict site was previously used as the sports ground for the company, which has been manufacturing carpets in the Worcestershire town since 1895.
The site, which neighbours Kidderminster Golf Course, has planning in place for 45 new homes, including one-bedroom maisonettes and three-bedroom houses. 27 of the homes will be available for affordable rent, with the remaining 18 homes available to buy through Stonewater’s shared ownership scheme.
The project’s development value is in excess of £8million. The developable area is enclosed by mature trees and the new homes will be constructed using two complementary types of red brick, as well as render. The properties will be surrounded by public open space and a newly created ecological area.
Living Space’s remit for this project covers all aspects of land acquisition, planning, development and construction. 40 per cent of the homes have been designated for shared ownership and will be marketed by Stonewater, while the remainder will be available for affordable rent.
Steve Davies, Managing Director of Living Space Housing said: “We are delighted to have secured this prime development site, which is ideally located on the outskirts of Kidderminster town centre. With planning permission secured, we can commence the enabling works, which will immediately be followed by the construction period. In the design, planning and construction of this development, we have been incredibly mindful of the need to have a clear perimeter to respect the proximity of Kidderminster Golf Course.
“The Victoria Carpets Sports Ground represents the first deal that we have struck with Stonewater and it is the first of our developments where work is starting on site. This scheme has driven us to set up the extensive supply chain we have in place and we are very grateful for the support from our sub-contractors, consultants and the entire Stonewater team.”
Living Space Housing is a new company specialising in providing an end-to-end service to Registered Providers (RPs), enabling them to deliver more homes with greater efficiency. Living Space takes care of land, planning, design, build and development. It can also assist RPs by delivering open market homes in order to help with a scheme’s viability. This enables Living Space’s clients to be able to focus on the funding and management of high-quality homes for their residents.
Based at The Courtyard on Warwick Road in Solihull, Living Space has deals in place for a total of five development sites, representing a combined construction value of in excess of £27million. Four out of five of the schemes are anticipated to start on site before the end of 2019, delivering a combined total of 166 homes to the market.
Matt Crucefix, Assistant Director for Development (West) at Stonewater said: “At Stonewater our colleagues work incredibly hard to find opportunities in areas that lack affordable housing, like Kidderminster, that will allow us to build as many brand-new homes as possible.
“These homes will be offered across a mixture of tenures – including affordable rent and shared ownership – so that depending on the needs of the family or individual, there will be a suitable and affordable option for them, working towards our vision of giving everyone the chance to have a place they can call home.”
