Living Space and Stonewater deepen long-standing alliance with eighth partnership scheme

Living Space has secured a major agreement with leading housing association Stonewater, which will purchase all 127 homes being delivered across its Bath Road development in Worcester. This follows Stonewater’s acquisition of the entire first phase of the scheme, and now extends to Phase Two, where 48 additional affordable homes have recently gained planning approval from Malvern Hills District Council.

The second phase of the Bath Road development marks Living Space’s eighth development in partnership with Stonewater and is one of the most significant affordable housing projects in the region, providing vital support for local people priced out of the housing market. Once complete, the scheme will deliver a mix of Shared Ownership, Affordable Rent, and Social Rent homes, all within an environment designed with 40% public open green space to enhance health, wellbeing, and biodiversity. Stonewater will commission a public art piece as part of its commitment to fostering thriving and engaged communities, while celebrating Bath Road’s history and identity.

Across our joint schemes to date, our partnership has enabled the delivery of 421 affordable homes for people in greatest need, helping ensure the right homes reach the households who need them most.”

The deal comes at a time of acute housing need. In 2024, there were over 115,000 households on local authority housing waiting lists in the West Midlands, underlining the scale of the challenge.

The expansion will help to further increase the provision of affordable housing in Worcester, meaning that more local people can have access to essential and sustainable housing.

The Bath Road development will therefore play a vital role in increasing affordable housing stock in Worcester, helping meet local demand while contributing to national delivery targets.

The scheme builds on Living Space and Stonewater’s successful track record of collaboration. Together, the two organisations are proving that strategic partnerships between developers and registered providers can accelerate delivery, unlock land, and provide affordable housing at scale.
