Living Space Housing has received planning approval from Bromsgrove District Council for 60 affordable homes on a 1.73 Ha (4.27 acre) site off Perryfields Road, located just over a mile from the town centre. Local Councillors granted unanimous approval for the scheme, which will help to alleviate the Council’s shortfall in its five-year housing land supply position.
Designed by the Birmingham office of architects Stephen George and Partners, Living Space’s approved plan features a mix of one, two, three and four-bedroom homes of multiple tenures, to suit single households and families of varying sizes. The site forms part of an allocation for over 1,300 new homes. Situated in a highly sustainable location, well served by public transport and local amenities, Living Space’s scheme design responds to Taylor Wimpey’s plans for the adjacent land, with new footpaths proposed to connect the new communities.
Paul Breen, Managing Director of Living Space Housing said: “We are delighted that our plans for this quality bespoke development have been given the green light by Bromsgrove District Council. We can now make preparations for a start on site in the New Year.
“There is a substantial unmet housing need within Bromsgrove and the surrounding area, with many people who work in the District commuting in. Bromsgrove’s Strategic Housing Market Assessment requires substantial new home delivery – including 219 new affordable homes per year – so highly sustainable schemes such as this need to be brought forward as soon as possible.”
Living Space lodged the plans for the Perryfields Road scheme back in the summer, in conjunction with Worcester-based PDR Developments.
Philip Rawle, Director of PDR Developments Ltd said: “This scheme of 60 dwellings will enable Bromsgrove District Council to increase the provision of quality new homes across a range of tenures, including socially rented and shared ownership. We are very pleased that our collaborative work with the Council’s Officers and Elected Members has resulted in such a positive outcome.”
Living Space’s approved design will contribute to and enhance the architectural character of the Borough. The open spaces within the development layout plan include landscaping and ecological enhancements. The infrastructure requirements of the BROM2 housing allocation are being met by the large scheme being brought forward by Taylor Wimpey, which will enable Living Space’s Perryfields Road site to commence swiftly.
The development design will be tenure-blind, with local materials utilised to replicate nearby traditional dwellings. The 60 two-storey homes will be constructed in red brick and render to complement the terraced, semi-detached, and detached homes within the vicinity. Parking will be provided for both the future residents and for visitors.
Living Space has a total of 674 residential plots under control, representing a combined value in excess of £113million. The Solihull-based business – which is the partnership arm of the WhatHouse? ‘Housebuilder of the Year’ Hayfield – is on track to deliver at least 20 developments over the next two years. The vast majority of the homes Living Space builds are delivered to Registered Providers (RPs) for affordable rent and shared ownership. Five per cent of the plots currently being delivered are being sold on the open market. Living Space sources the land, achieves Full Detailed Planning consent and builds the homes for the RP, enabling them to focus on the funding and management of high-quality homes for their residents.
