Living Space Secures a Site on the Outskirts of Nuneaton to Deliver New Affordable Homes

Living Space Housing has secured a 1.13Ha (2.8-acre) site on the outskirts of the North Warwickshire town of Nuneaton. The parcel of land could deliver 35 much-needed affordable homes for local people.

Situated off Plough Hill Road, the site neighbours with Countryside Properties PLC’s Baberton Grange development, which is currently under construction. The vision for Living Space’s land is to create 35 quality affordable dwellings to deliver the final phase of the Plough Hill Road residential development.

Living Space will shortly be undertaking pre-application consultation with Nuneaton and Bedworth Borough Council and key stakeholders, prior to submitting a planning application in 2022.

Chris Loizou, Land and Partnerships Director for Living Space Housing said: “This site presents a great opportunity to provide much-needed affordable homes in the semi-rural outskirts of Nuneaton. Nearby countryside walks are complemented by outstanding schooling and a range of local and town centre amenities. Nuneaton train station is also only three miles away, providing frequent services to Birmingham city centre and beyond.

“We are already well underway with the groundworks and community facilities at the 72-acre Hawkesbury Canal Village development, which is also within the Borough of Nuneaton and Bedworth. We look forward to engaging with stakeholders, Officers and Councillors to work collaboratively to bring forward the development plans for this site next year.”

The Ofsted Outstanding-rated Galley Common Infant School is located within moments of the proposed development site. Hartshill Hayes Country Park is a mile away, while the host of amenities, shopping, and leisure attractions of the large market town of Nuneaton are only three miles away. Plough Hill Road is within easy reach of the A444 and the A5, which link up with the M42 and M6.

The development design will be tenure-blind, with local materials proposed to replicate nearby traditional dwellings. Parking will be provided for both the future residents and for visitors.

Living Space has a total of 674 residential plots under control, representing a combined value in excess of £113million. The Solihull-based business – which is the partnership arm of the WhatHouse? ‘Housebuilder of the Year’ Hayfield – is on track to deliver at least 20 developments over the next two years. The vast majority of the homes Living Space builds are delivered to Registered Providers (RPs) for affordable rent and shared ownership. Five per cent of the plots currently being delivered are being sold on the open market. Living Space sources the land, achieves Full Detailed Planning consent and builds the homes for the RP, enabling them to focus on the funding and management of high-quality homes for their residents.
